Since our country is located in a zone with a high earthquake risk, earthquake insurance has become compulsory for homeowners according to Decree No. 587. Having earthquake insurance secures against major economic losses in case of possible risk situations.
The price tariff is updated every year and the premium for your Compulsory Earthquake Insurance policy is calculated by multiplying the unit cost per square meter determined according to the construction type of your building and the gross square meter of the apartment. As determined in the Compulsory Earthquake Insurance Tariff and Instruction, it is calculated by multiplying the unit square meter costs determined every month according to the type of construction and the gross surface area of the dwelling.
The insurance cost of a dwelling with Compulsory Earthquake Insurance increases every month by the monthly PPI rate announced by the Turkish Statistical Institute in the previous month.
If the Insured Sum of Building exceeds the maximum insured sum determined for Compulsory Earthquake Insurance, housing insurance with building earthquake coverage can optionally be taken out for the exceeding portion.
For each claim, a deductible of 2% of the sum insured is applied. The Natural Disaster Insurance Institution is responsible for the part of the damage that exceeds the exemption amount found in this way. For the purposes of the deductible, each 72-hour period counts as one claim.
Buildings constructed as dwellings on immovable properties registered to the title deed and subject to private property.
Independent sections within the scope of the Condominium Law No. 634.
Independent sections located in these buildings and used for commercial, office and similar purposes.
Dwellings constructed by the state due to natural disasters or constructed with loans granted by the state.
The insurance of buildings that meet the above conditions, buildings with condominium easement established, buildings that have not yet been type-revised in the land registry and appear as land etc. in the land registry, cooperative houses that have not yet been allocated a title deed, cooperative houses that do not yet have an independent title deed and dwellings built before 2000 can be insured based on the declaration of the insured and with the information belonging to the land title deed.
Buildings and independent sections subject to the Public Housing Law or used as public service buildings,
Buildings constructed in and around the village settlement areas and hamlets by those registered to the village population and permanent residents of the village,
Buildings used entirely for commercial or industrial purposes,
Buildings without a project and without engineering services,
Buildings found to have been modified or weakened in a way that adversely affects the load-bearing system,
Buildings constructed in violation of the relevant legislation and project in a way to adversely affect the carrier system,
Buildings that have been ordered to be demolished by authorized public institutions and buildings that are unsuitable for residential use, in disrepair, dilapidated or abandoned.
Village settlements are generally excluded from insurance coverage due to low income levels, lack of municipal inspection of buildings and difficulties in providing insurance.
However, it is possible to obtain Voluntary Earthquake Insurance for buildings located in villages.
Similarly, buildings used for commercial and industrial purposes can also be covered by Voluntary Earthquake Insurance.

The UAVT address code is a number you need to quickly indicate your address when you take out or renew your compulsory earthquake insurance. All address-based registered dwellings within the borders of our country have a 10-digit UAVT code.
When getting your Compulsory Earthquake Insurance, it is important to make sure that you enter your UAVT code or address correctly and that you enter information such as building construction style and apartment square meter size correctly and completely. If this information is misrepresented, victimization may occur in case of damage.
After your policy expires (if more than 30 days have passed since the policy expiration date), you must obtain a new Compulsory Earthquake Insurance quote and make the purchase.

Compulsory Earthquake Insurance is mandatory in order to obtain a mortgage loan.
Compulsory Earthquake Insurance can be taken out by the tenant or the landlord. However, in both cases, the policy must be issued in the name of the homeowner and the homeowner will be named as the insured. In all cases, compensation is paid to the person named as the "Beneficiary" in the title deed.
